Worn 1970s parquet with water stains near the kitchen entry and deep scratches from decades of furniture dragging. The homeowner was ready to carpet over the whole thing.

After

Wide-plank white oak running the full length of the first floor — no transitions, no thresholds between rooms. The natural matte finish picks up the morning light from those big south-facing windows.

Before

Raw subfloor during build-out — plywood seams, construction dust, and materials everywhere. Floor-to-ceiling glass already framed the view, but the space was unfinished. The client wanted a floor that would hold up to that much light and deserve the skyline.

After

Wide-plank hardwood in a warm medium-brown with natural variation and a smooth matte finish. The floor runs wall-to-wall and catches the golden hour; the room feels like part of the view now. Built-in fireplace, clean lines, and a floor that actually matches the caliber of the space.

Before

Pink 4x4 ceramic tiles from 1986 with cracked grout and a musty smell from water seeping under the tub surround. Two of the tiles near the toilet had already come loose.

After

Floor-to-ceiling large-format porcelain in a Calacatta marble pattern. Heated floor underneath — because once you've had warm tile in a Pennsylvania February, you can't go back. The grout lines are so tight they practically disappear.

Before

Sixty years of foot traffic, pet scratches, and one unfortunate stain spill in the hallway. The floors were hidden under carpet since the '90s. When they pulled the carpet up, they found solid red oak underneath — beat up, but structurally perfect.

After

Three passes with the drum sander, a dark walnut stain, and two coats of oil-based poly. The grain pops now. The homeowner cried when she saw it — said it looked like a completely different house. Cost her a third of what replacement would've run.

Before

Fifteen-year-old Berber that was matted, stained, and pulling away from the tack strip at the bedroom door. The homeowner had been putting throw rugs over the worst spots for years.

After

Before

Builder-grade laminate from 2008 that was peeling at the edges, swelling near the dishwasher, and making that hollow click-sound with every step. The homeowners wanted something that actually felt solid underfoot.

After

European oak engineered hardwood running wall-to-wall through the living room, dining area, and kitchen — including under the island. The matte finish hides footprints (a big deal when you have three kids), and the floating install over the existing subfloor kept the project to four days, start to finish.

Before

Carpeted builder-grade stairs that had taken a beating. The carpet was frayed at every nose, and the railing was wobbly.

After

Solid red oak treads stained to match the new hardwood floors. Crisp white risers for that classic contrast. We rebuilt the newel post anchors underneath so the railing doesn't budge an inch.

Scratched engineered wood near the patio slider, cupping along the back hallway from tracked-in rain, and dated 12" ceramic in the mudroom that never quite matched the kitchen.

One continuous rigid-core LVP field through kitchen, hall, and living areas — same level at every doorway, waterproof seams at the slider, and a flush transition into the tiled mudroom. Matte finish hides daily dog traffic.

Before

Dated 12x12 ceramic tile with wide, stained grout lines. Standing on it while cooking for an hour was brutal on the legs.

After

Engineered European oak glued down directly to the slab. Softer underfoot, warmer in the winter. The light wirebrush texture hides crumbs and dust perfectly between cleanings.

Before

Bare concrete slab in a walkout basement that had been used as storage for a decade. Cold in winter, damp in summer, and the dehumidifier ran 24/7. The homeowners wanted a usable family room for weekend getaways.

After

Waterproof rigid-core LVP over the entire slab with an attached cork underlayment for warmth. The hickory pattern blends with the wooded views through the walkout doors. Warm underfoot even in January without radiant heat.

Before

Three layers of flooring stacked over the original subfloor: linoleum on top of vinyl tiles on top of plywood. The floors bounced when you walked and the linoleum was peeling at every seam.

After

Hand-scraped hickory running through the living room, dining room, and front hallway. The natural color variation in the hickory complements the original Arts and Crafts woodwork. Tight against the baseboards with no shoe molding needed — the existing trim was too nice to cover.

Before

The original 1890s oak strip flooring was buried under carpet and a layer of adhesive. Visible water damage near the bay window and several boards split along the hallway where a radiator had leaked years ago.

After

Original narrow-strip oak sanded down to clean wood, damaged boards replaced with period-matched salvage oak, and finished with shellac to keep the historical character. The parlor floor practically glows now under the restored gas-light fixtures.

Before

A mix of worn carpet upstairs and scratched laminate downstairs. The homeowners had three dogs and two kids — the laminate was swelling at the kitchen edges and the carpet was beyond saving.

After

COREtec Pro Plus running through every room on both floors — bedrooms, living room, kitchen, hallways. One material, one look, zero transitions between rooms. The warm walnut tone reads like real hardwood and hasn't shown a single scratch from the dogs in six months.

Before

Tiny hex tile from the 1960s with crumbling grout, a fiberglass tub surround that had yellowed, and a cold concrete slab underneath. The bathroom hadn't been touched since the Kennedy administration.

After

Carrara marble basketweave mosaic on the floor with Schluter heated mat underneath. Large-format porcelain on the shower walls in a matching vein pattern. The heated floor and frameless glass shower turned it into a spa-level bathroom.

Before

Dark cherry-stained solid hardwood from 2005 that had gone out of style. Deep gouges from furniture moves, and the cherry tone clashed with the homeowners' modern furniture. They wanted light and airy without tearing everything out.

After

European white oak engineered planks in a natural matte finish, floated over the existing subfloor. The light tone opened up the entire first floor and pairs perfectly with the white kitchen cabinetry. No transitions between any rooms.

Before

Forty years of traffic lanes worn through the finish on the original red oak. The hallway to the kitchen was especially bad — you could see bare wood in a path from the front door to the fridge. Previous owner had tried a DIY screen-and-recoat that left lap marks everywhere.

After

Full sand-down to raw wood, all 1,400 square feet. Three coats of water-based poly for a natural, clear look that lets the oak grain shine. The dustless system kept the house livable — family stayed in the bedrooms upstairs during the work.

Before

Builder-grade ceramic from 2001 with chipped edges and discolored grout. The entryway was the first thing guests saw and it looked tired. Powder room matched — same dated tile, same dingy grout.

After

Herringbone-pattern porcelain tile in a Calacatta marble look. Every cut precise, the pattern perfectly centered on the entry axis. Heated mat under the powder room floor. The foyer now sets the tone for the rest of the house.
