Pink 4x4 ceramic tiles from 1986 with cracked grout and a musty smell from water seeping under the tub surround. Two of the tiles near the toilet had already come loose.

Floor-to-ceiling large-format porcelain in a Calacatta marble pattern. Heated floor underneath — because once you've had warm tile in a Pennsylvania February, you can't go back. The grout lines are so tight they practically disappear.

Sixty years of foot traffic, pet scratches, and one unfortunate stain spill in the hallway. The floors were hidden under carpet since the '90s. When they pulled the carpet up, they found solid red oak underneath — beat up, but structurally perfect.

Three passes with the drum sander, a dark walnut stain, and two coats of oil-based poly. The grain pops now. The homeowner cried when she saw it — said it looked like a completely different house. Cost her a third of what replacement would've run.

Waterproof rigid-core LVP over the entire slab with an attached cork underlayment for warmth. The hickory pattern blends with the wooded views through the walkout doors. Warm underfoot even in January without radiant heat.

Three layers of flooring stacked over the original subfloor: linoleum on top of vinyl tiles on top of plywood. The floors bounced when you walked and the linoleum was peeling at every seam.

Hand-scraped hickory running through the living room, dining room, and front hallway. The natural color variation in the hickory complements the original Arts and Crafts woodwork. Tight against the baseboards with no shoe molding needed — the existing trim was too nice to cover.

The original 1890s oak strip flooring was buried under carpet and a layer of adhesive. Visible water damage near the bay window and several boards split along the hallway where a radiator had leaked years ago.

Original narrow-strip oak sanded down to clean wood, damaged boards replaced with period-matched salvage oak, and finished with shellac to keep the historical character. The parlor floor practically glows now under the restored gas-light fixtures.

Carrara marble basketweave mosaic on the floor with Schluter heated mat underneath. Large-format porcelain on the shower walls in a matching vein pattern. The heated floor and frameless glass shower turned it into a spa-level bathroom.

Dark cherry-stained solid hardwood from 2005 that had gone out of style. Deep gouges from furniture moves, and the cherry tone clashed with the homeowners' modern furniture. They wanted light and airy without tearing everything out.

European white oak engineered planks in a natural matte finish, floated over the existing subfloor. The light tone opened up the entire first floor and pairs perfectly with the white kitchen cabinetry. No transitions between any rooms.

Forty years of traffic lanes worn through the finish on the original red oak. The hallway to the kitchen was especially bad — you could see bare wood in a path from the front door to the fridge. Previous owner had tried a DIY screen-and-recoat that left lap marks everywhere.

Full sand-down to raw wood, all 1,400 square feet. Three coats of water-based poly for a natural, clear look that lets the oak grain shine. The dustless system kept the house livable — family stayed in the bedrooms upstairs during the work.

How much does flooring installation cost in Pennsylvania and New Jersey?

It depends on the material and your space, but here are honest ballpark ranges for 2026. Hardwood runs $8–$14 per square foot installed, luxury vinyl plank is $6–$10, tile is $10–$18, and carpet is $4–$8. These include material and labor. Every home is different — subfloor condition, furniture moving, transitions, and baseboard work all affect the final number. That's why we do free in-home estimates rather than quoting blind over the phone.

How long does flooring installation take?

A typical 500-square-foot room takes one to two days. A whole-house project (1,500–2,500 sq ft) usually runs three to five days. Hardwood refinishing adds time for sanding, staining, and cure coats — usually four to six days total. We'll give you a specific timeline after measuring your space, and we stick to it.

Do you move furniture before installing?

Yes. Our crew moves standard furniture out and back in as part of the job — no extra charge. If you have a piano, pool table, or something unusually heavy, we'll let you know ahead of time so we can plan for it. We protect doorways, walls, and existing flooring in adjacent rooms while we work.

What's the difference between solid hardwood and engineered hardwood?

Solid hardwood is milled from a single piece of wood — typically 3/4 inch thick. It can be sanded and refinished multiple times over its lifetime. Engineered hardwood has a real wood top layer bonded to a plywood or HDF core. It handles humidity changes better than solid, which matters in PA and NJ where summers are humid and winters are bone-dry. For basements and concrete subfloors, engineered is usually the better pick.

Is luxury vinyl plank as durable as hardwood?

For daily wear and tear, LVP actually holds up better. It's waterproof, scratch-resistant, and handles pet nails like a champ. High-quality SPC-core vinyl plank can last 20+ years in a busy household. Where hardwood wins is in long-term value — real wood can be refinished and adds more to resale. We install both, and we'll tell you which makes more sense for your specific rooms and budget.

Do you work with pre-1978 homes? What about lead paint?

We're EPA RRP certified for lead-safe work practices. If your PA or NJ home was built before 1978, federal law requires certified contractors for renovation work that disturbs painted surfaces. We follow every protocol — containment, HEPA vacuuming, proper cleanup — to keep your family safe during and after the project.

What is the best type of flooring for kitchens and bathrooms?

For kitchens and bathrooms in Pennsylvania and New Jersey homes, we recommend luxury vinyl plank (LVP) or porcelain tile. Both are waterproof and handle heavy foot traffic. LVP is warmer underfoot and faster to install — most kitchen floors take one day. Porcelain tile is more durable long-term and works especially well with radiant floor heating. We install both and can bring samples to your home so you can compare them in your own lighting.

How do I choose the right flooring contractor in PA or NJ?

Start with licensing — in Pennsylvania, look for a Home Improvement Contractor (HIC) registration; in New Jersey, check for an HIC license. Make sure they carry general liability insurance (we carry $2M). Ask about their crew's certifications and training.
