What Is Hardwood Floor Refinishing?

Hardwood floor refinishing is the process of sanding away the existing finish and a thin layer of wood from the surface of your floor, then applying new stain (if desired) and a protective topcoat. This process removes scratches, dents, discoloration, and wear patterns that accumulate over years of use, revealing fresh, undamaged wood underneath. Refinishing is the most cost-effective way to transform the appearance of your home without replacing the flooring entirely. Solid hardwood floors can typically be refinished three to five times over their lifespan, depending on the thickness of the wood above the tongue. Engineered hardwood with a wear layer of at least 2mm can usually be refinished once or twice. Whether you want to freshen up a floor that looks tired or completely change the color of your wood with a new stain, refinishing delivers dramatic results at a fraction of the cost of replacement.

Benefits of Refinishing Over Replacement

The most significant benefit of refinishing is cost. Refinishing typically costs $3 to $6 per square foot, compared to $8 to $15 per square foot for new hardwood installation. For a 1,000-square-foot main floor, that difference can save you $5,000 to $10,000 or more. You get a floor that looks brand new for a fraction of the replacement price. Refinishing also preserves the original character of your home. In historic properties throughout Allentown, Bethlehem, Easton, and the older boroughs of Bergen County, the original hardwood floors are often made from old-growth timber that is denser and more beautiful than anything available today. Replacing these floors would mean losing irreplaceable material. Refinishing lets you keep the original wood while giving it a fresh, modern appearance. The environmental benefit is worth noting as well. Refinishing generates minimal waste compared to a full replacement, which requires tearing out and disposing of the old floor and installing entirely new material. It is also significantly less disruptive. A typical refinishing project takes two to four days, compared to a week or more for a full replacement. You can completely change the color and character of your floors with a new stain. Going from red-toned oak to modern gray or espresso is entirely possible with refinishing, giving you the design update you want without the cost and hassle of new flooring.

Our Refinishing Process Step by Step

VM Power Flooring uses a systematic, multi-step refinishing process that produces consistent, professional results on every project. We begin with a free in-home assessment where we evaluate your floor's condition, measure the space, discuss stain and finish options, and provide a detailed written estimate. Once scheduled, our crew arrives and sets up dustless sanding equipment. We use HEPA-filtered dust containment systems that capture up to 99 percent of airborne dust, keeping your home clean during the process. The sanding phase typically involves three passes with progressively finer sandpaper. The first pass with coarse grit (36 to 60) removes the old finish and levels the surface. The second pass with medium grit (80) smooths out scratches from the first pass. The final pass with fine grit (100 to 120) creates a silky-smooth surface ready for stain. Between sanding and staining, we fill any gaps or nail holes with matching wood filler. If you are changing the stain color, we apply test patches in an inconspicuous area so you can approve the color in your home's lighting before we proceed with the full floor. After staining, we apply three coats of polyurethane finish, either oil-based or water-based, with light sanding between coats for proper adhesion. Oil-based polyurethane adds a warm amber tone and provides exceptional durability, while water-based polyurethane dries clear, cures faster, and has lower odor.

When Should You Refinish Your Floors?

Several signs indicate that your hardwood floors are due for refinishing. The most obvious is visible wear in traffic patterns, particularly in hallways, doorways, and in front of kitchen sinks where foot traffic is concentrated. When the finish is worn through to bare wood, the surface becomes susceptible to staining, moisture damage, and accelerated deterioration. Gray or black discoloration along the edges of boards is another sign. This darkening occurs when moisture penetrates through a compromised finish and reacts with the wood tannins. Caught early, this can be sanded out. Left too long, the discoloration can penetrate deeply enough that full replacement becomes necessary. Scratches that have accumulated over years of furniture movement, pet claws, and daily foot traffic are cosmetic indicators. While individual scratches can sometimes be addressed with spot repairs, widespread scratching across the entire floor calls for a full refinish. If your floors were last refinished more than seven to ten years ago, it is worth having us assess the condition. Many floors in the Lehigh Valley and northern NJ were finished with builder-grade materials that wear faster than premium products. A proactive refinish before the damage reaches the wood itself protects your investment and extends the life of the floor.

Stain Colors and Finish Options

Choosing a stain color is one of the most exciting parts of a refinishing project because it allows you to completely reinvent the look of your space. We offer the full spectrum of Duraseal, Bona, and Minwax stain colors, as well as custom-mixed options. Popular choices in the Lehigh Valley and Bergen County market include natural (clear, no stain) for a light Scandinavian look, golden oak for a traditional warm tone, special walnut for a rich medium brown, Jacobean or dark walnut for a dramatic dark tone, and gray-toned options like classic gray or weathered oak for a modern farmhouse aesthetic. We always apply test patches on your actual floor before committing to a full application, because wood species, age, and grain pattern all influence how a stain absorbs and appears. For the protective topcoat, you have two primary options. Oil-based polyurethane is the traditional choice that provides a warm amber hue, outstanding durability, and a thicker build per coat. It takes 24 hours between coats and requires three to four days of total curing time. Water-based polyurethane dries crystal clear, preserving the natural color of the wood and stain without amber yellowing. It dries in two to three hours between coats, allowing the project to be completed faster. We also offer natural oil finishes like Rubio Monocoat for a matte, European look that penetrates the wood rather than sitting on top of it.

Refinishing Maintenance and Aftercare

After your floors are refinished, proper aftercare ensures the new finish lasts as long as possible. For oil-based polyurethane, avoid walking on the floor for 24 hours after the final coat, and wait 72 hours before placing furniture and area rugs. For water-based finishes, you can walk on the floor in socks after 24 hours and replace furniture after 48 hours. Full cure time for oil-based finishes is approximately 30 days, during which you should avoid heavy impacts and dragging furniture. Once the finish has fully cured, maintenance is the same as for any hardwood floor. Sweep or vacuum regularly with a soft-bristle attachment, and damp-mop weekly with a hardwood floor cleaner recommended for your finish type. Avoid vinegar, ammonia, steam mops, and excessive water. Felt pads under furniture legs and doormats at entryways are essential for protecting the new finish. Consider applying a maintenance coat of polyurethane every three to five years to refresh the surface before wear penetrates to the wood. This light recoat involves lightly abrading the existing finish and applying a single new topcoat, extending the time between full refinishing projects. With good maintenance habits, a professional refinish job lasts seven to ten years before the floor needs attention again. In the humid summers and dry winters of Pennsylvania and New Jersey, maintaining indoor humidity between 35 and 55 percent will minimize the seasonal movement that can cause gaps between boards and stress the finish at plank edges.

How much does hardwood floor refinishing cost?

Hardwood floor refinishing in our PA and NJ service area costs $3 to $6 per square foot including sanding, staining, and three coats of polyurethane. A natural (no stain) finish is on the lower end, while custom stain colors, dark stains that require extra coats, and specialty finishes like Rubio Monocoat fall on the higher end. For a 500-square-foot room, expect $1,500 to $3,000.

How long does the refinishing process take?

A typical refinishing project takes 3 to 5 days for one to three rooms. Day one is sanding. Day two is staining (if applicable). Days three through five are for polyurethane coats, with drying time between each coat. Water-based finishes dry faster, potentially shaving a day off the timeline. You should plan to be out of the refinished rooms during the process.

Is your sanding process dustless?

We use HEPA-filtered dustless sanding equipment that captures up to 99% of airborne dust at the source. While no sanding process is 100% dust-free, our system dramatically reduces dust compared to traditional methods. We also seal doorways with plastic sheeting to contain any remaining particles. Most customers are surprised by how clean their home remains during the process.

Can I change the color of my existing hardwood floors?

Absolutely. Changing stain color is one of the most popular reasons homeowners choose to refinish. Whether you want to go from golden oak to espresso, red to gray, or stained to natural, sanding removes the existing finish and stain to expose raw wood that accepts new color beautifully. We always apply test patches before committing to the full floor.

Should I choose oil-based or water-based polyurethane?

Oil-based polyurethane adds a warm amber tone, is extremely durable, and costs less per coat but takes longer to dry (24 hours between coats). Water-based dries clear, has lower odor, and dries in 2-3 hours between coats. We recommend oil-based for traditional warmth and maximum durability, and water-based for modern clarity and faster project completion.

How many times can hardwood floors be refinished?

Solid hardwood floors (3/4-inch thick) can typically be refinished 3 to 5 times over their lifespan. Each refinish removes about 1/32 inch of wood. Engineered hardwood with a 2mm+ wear layer can usually be refinished once or twice. During our free assessment, we measure the remaining wood above the tongue to determine how many refinishes your floor can support.

Do I need to move out during refinishing?

You do not need to leave your home entirely, but you must stay off the floors being refinished during the process. Oil-based polyurethane produces stronger fumes, and we recommend staying out of the refinished rooms for 48 hours after the final coat. Water-based products have much lower odor. Many customers refinish one floor at a time to maintain livability throughout the project.

Can you refinish engineered hardwood?

Yes, if the engineered hardwood has a wear layer of at least 2mm. We carefully assess the veneer thickness before recommending refinishing. Products with very thin veneers (less than 1.5mm) risk sanding through to the plywood core. During our free assessment, we evaluate your specific product and advise whether refinishing, screening and recoating, or replacement is the best approach.
